Dzintari

Part of Jūrmala. locally just “Aristocratic Edinburgh”

Long Story ShortReadHide
  • What it is: the upscale villa-and-culture district just west of Majori, home to the Dzintari Concert Hall, a forest park with a lookout tower, and grand National-Romantic villas on Dzintaru prospekts.
  • Who it suits: villa and second-home buyers who want genteel calm, culture on the doorstep and a marked off-leash dog beach, and can pay a premium for a place that quietens in winter.
  • What it costs: one of Jūrmala's dearest addresses, about 2 350 EUR / m² ≈ $250 / sq ft in the central premium segment, with prime beachfront villas far higher.
  • What people complain about: the genuine second-home emptiness off-season, and how thin it is for everyday shops and daily cafés.

First impressions

Dzintari is the aristocratic-resort end of Jūrmala. Leafy avenues of turn-of-the-century wooden summerhouses, decorated with carvings, run toward the sea, and Dzintaru prospekts alone holds fourteen architectural monuments of national and local importance. The tone is genteel rather than commercial: this is a place of villas, a concert hall and a forest park, not shops.

It carries the swing of the coast in its sharpest form. In summer it is dear and busy with villa owners, second-home buyers and holiday lets; in winter it is quiet and part-empty. Long a magnet for wealthy Rīgans and post-Soviet buyers, it is one of Latvia's priciest residential addresses.

The honest caveat is that it is a beautiful place to look at and a thin one to run errands in. A real grocery or dining run means crossing to Majori.

Who lives here, and what the streets look like

Dzintari is the affluent end of the swing: villa owners, second-home buyers and holiday-let owners, with fewer year-round residents than Majori. The streets are the draw, quiet and leafy, lined with carved wooden villas set back among pines and gardens rather than shops.

That gives it a genteel, almost still quality out of season, and a busy, moneyed one in July and August. Either way it reads as a residential and cultural district, not a commercial one.

Getting around

Dzintari has its own station, about 30 minutes to Riga on the same electrified line, and Majori's shops are a few flat minutes east on foot or by bike. It is walkable and cycle-friendly along the shore, but you walk within a residential district: the daily services that fill the Majori core are lighter here.

Daily life

Everyday shopping is thinner and more seasonal than in Majori: this is a villa and cultural district, not a retail one, and residents lean on Jomas in Majori or on Bulduri for a full shop. For food delivery, Wolt and Bolt Food both reach Dzintari, but honestly the choice drops off-season as the seasonal beach venues close, and it is best treated as a summer convenience rather than a year-round given.

Schools and families

Families in Dzintari draw on the wider Jūrmala school network rather than a single district catchment. Latvia has a per-school ranking, built on centralised-exam results, that is not drawn to neighborhood lines. It is the sort of gap we would rather flag than fill, which is part of why we build these Jūrmala guides the way we do. Check the specific schools and their admission before you sign a lease or purchase.

Kids Friendly. The forest park with its lookout tower, the concert hall grounds and a quiet upscale beach make it pleasant for children in summer, though it is a second-home district that thins out in winter.

Pet Friendly. The strongest of the four for dogs: Dzintari beach has a marked off-leash dog area, and the leafy villa streets and forest park suit dog-walkers. The city beach rule otherwise applies, leash-only from 1 Nov to 31 Mar and banned from 1 Apr to 31 Oct (the 2024 council decision).

Green space, leisure and eating out

Green space and culture are Dzintari's whole case. The Dzintari Concert Hall is an open-air summer venue and one of Latvia's busiest; the Dzintari Forest Park, opened in 2008, adds pinewoods, paths and a 33.5-metre observation tower of 203 steps; and the upscale Dzintari beach carries a marked off-leash dog area. Eating out is seasonal and beachfront-led, with genuine kitchens like the Light House among the villas.

What it costs

Dzintari is at the top of the Latvian market. There is no clean Dzintari-only figure, so we show the city's premium segment, about 2 350 EUR / m² ≈ $250 / sq ft (Latvia Sotheby's, 2025), with prime beachfront and villa stock reaching three and a half to seven thousand euros a square metre and above (Investropa, 2026). Rent is reported only as listings; a Dzintari one-bed designer flat asked about 2 200 EUR / mo (Latio and EstateLatvia, 2024), which we show as a snapshot, not a median.

The honest downsides

It empties out of season. Dzintari is genuinely second-home-heavy: lively and expensive in summer, quiet and part-empty in winter, which suits some buyers and unsettles others.

It is thin for daily life. There are few everyday shops and few daily independent cafés; a real grocery run or a casual dinner usually means crossing to Majori.

Crime and safety

Latvia publishes recorded crime by municipality, in CSP table NOR020, but no clean per-district or per-year Jūrmala figure was retrieved here, so the national picture stands in. Nationally, Latvia recorded 35,609 crimes in 2023, roughly 191 per 10,000 inhabitants, and it carries the EU's highest homicide rate at about 4.2 per 100,000. In a quiet second-home villa district the everyday concern is opportunist theft from empty houses and summer visitors; treat that as qualitative, since no Jūrmala seasonal series was sourced.

Is this you?

If you want villa calm, culture and a dog-friendly beach, and the winter quiet and the price do not put you off, Dzintari is Jūrmala at its most refined. If you want shops, cafés and street life on your doorstep year-round, Majori next door will serve you far better.

How we source this

How we put this together. Gathered on the ground by our local field team and written up by the Apraiz research team. Every figure above carries its own source and date. The scores are not computed by the build; walking and transport will use open map and transit data first, then Apraiz's own model. We update prices quarterly, transport and amenities twice a year, and school data when the source publishes.
