First impressions
Hillevåg is Stavanger's practical, affordable middle. It wraps the sheltered Hillevågsvatnet bay south of the centre, an old industrial district, once five mills, a brewery and a shipyard, now a mixed run of homes, offices and everyday retail. It is diverse and lived-in rather than polished, with new housing along a cleaned-up bay, its own local train stops and the coming rapid-transit line down the spine.
It is central-ish, cheaper than the west, and unpretentious, with the water on one side and the arterial road down the middle.
This is where Stavanger gets more home for the money, and it is honest about being practical rather than pretty.
Who lives here, and what the streets look like
Hillevåg has a mixed, diverse population, families, working households and a broad age mix, drawn by the price and the location. It has deep industrial roots and a visibly mixed present.
The streetscape is mixed use: residential streets and new bayside housing alongside big-box retail and light-industrial patches at Mariero, with the RV44 arterial running through. It is flat and locally walkable, and the main road dominates.
Getting around
Hillevåg's strength is the transit. It sits on the Bussveien bus-rapid-transit corridor down the RV44 spine, and it has its own local train stops on the Jærbanen line at Mariero and Paradis, giving the district a rail connection into the centre. It is locally walkable, flat with waterfront paths and the Kilden and Mariero retail within reach, though the arterial road severs some crossings and the Bussveien build brings roadworks.

Daily life
Day to day, Hillevåg is unusually well stocked for the everyday. The grocery spread is dense and budget-friendly, Coop Mega at Kilden, plus Kiwi, Rema 1000, Extra, Meny and an Obs hypermarket at Mariero, and the Kilden shopping centre is the covered retail anchor. Eating out is affordable and diverse, clustered around Kilden and Mariero. For food delivery, Foodora and Wolt both cover Stavanger.

Schools and families
Hillevåg is a genuine family district, dense with schools. Its primary schools include Vaulen, Kvaleberg, Ullandhaug and Auglend, with the nearest dedicated lower-secondary schools, Kristianslyst and Kannik, just over the boundary, and kindergartens throughout. Norway publishes school results through Udir, but not at a per-district grain, so we do not rate schools here. Stavanger has free school choice, so it is worth checking admission before you sign a lease or purchase.
Kids Friendly. The district is dense with primary schools and kindergartens, with calm residential streets, waterfront and park space; the caveat is that the RV44 arterial and the ongoing Bussveien roadworks cut through, so main-road crossings matter.
Pet Friendly. Waterfront paths around Hillevågsvatnet, plus Rogalandsparken and Vannassen, give easy dog-walking in a leafy, low-key district; the national leash rule applies in spring and summer.
Green space, leisure and eating out
Hillevåg's green is the bay and the parks. Hillevågsvatnet gives waterside walking and a small-boat harbour, with new housing along the shore, and Vannassen and Rogalandsparken and the Ullandhaug green belt add more. Eating out is clustered around Kilden and Mariero, independent, affordable and diverse, and the Tou arts centre is a short trip across the water in Storhaug.
What it costs
Hillevåg is one of Stavanger's more affordable and diverse districts, which is a large part of its appeal. No Hillevåg-specific sale price is published, so we show the Stavanger area average of about 55 334 NOK / m² (about €5,000 / m²) ≈ $540 / sq ft (Krogsveen, which folds in Sandnes), and this district sits below it in practice. Rent is set by the market rather than any first-hand system, so no local figure exists; the wider Stavanger two-room market runs around 11 400 NOK / mo (about €1,000 / mo) (SSB, 2025).

The honest downsides
The arterial and the roadworks. Hillevåg is split by the RV44 through-route and is squarely inside the years-long Bussveien build, so expect traffic, noise and ongoing disruption along the spine.
Practical, not pretty, in patches. Parts of the district, around Mariero and Kilden, are light-industrial and big-box retail rather than charming, it lacks the old-town character of central Stavanger, and the bay carries a legacy reputation from its old pollution.
Crime and safety
Hillevåg is an ordinary mixed residential and working district, generally calm, with the routine petty-nuisance activity you would expect around a commercial strip like Kilden rather than anything notable, and Norway does not publish neighborhood-level crime figures, so there is no local number. Visible street begging in Stavanger is concentrated in the city centre and is uncommon in a residential district like this, occasionally seen near the main shopping area.
