First impressions

Eiganes is Stavanger's grand address. It is the villastrøk of the west side, a leafy district of large detached houses and older apartment blocks, wrapped around the Mosvatnet lake and dense with the city's museums: the Breidablikk and Ledaal merchant villas, the Stavanger Museum and the art museum on the lake. It is calm, green and unmistakably affluent, a short walk from the centre.

It is the polished, quiet, high-end quarter, more parks and villas than shops and bars.

This is Stavanger's most prestigious residential district, and it is the benchmark the rest measure against.

Who lives here, and what the streets look like

Eiganes draws established, well-off families and older residents into grand villas and settled apartment streets. It is the city's traditional wealthy quarter.

The streetscape is large detached houses and gardens on quiet, leafy streets, with the museums and the Mosvatnet green on the edges. It is calm, handsome and low-density.

Getting around

Eiganes is central but low-density. It is about a fifteen to twenty minute flat walk to Torget and Vågen, with the Mosvatnet loop on the doorstep, and Kolumbus buses run the Madlaveien, Eiganesveien and Kannik corridors into the Byterminalen hub by the central station. The villa streets themselves are quiet and pedestrian-friendly.

Daily life

Day to day, Eiganes is well covered for the everyday, if quiet for going out. All the major chains sit within the borough, Coop Extra, Meny, Coop Prix and Rema 1000, so the weekly shop is easy; the cafés, restaurants and nightlife cluster in the adjacent centre rather than in Eiganes itself. For food delivery, Foodora and Wolt both cover Stavanger.

Schools and families

Eiganes suits families who want the city's best address. It has its own primary school, Eiganes skole, and the nearest lower-secondary is Kannik skole, with kindergartens across the borough. Norway publishes school results through Udir, but not at a per-district grain, so we do not rate schools here. Stavanger has free school choice, so it is worth checking admission before you sign a lease or purchase.

Kids Friendly. A local primary school and kindergartens, plus family attractions on the doorstep: the Norwegian Children's Museum, birdlife and open water at Mosvatnet, and the year-round open-air Gamlingen pool; the busy through-roads on the edges are the main thing to mind.

Pet Friendly. The 3-kilometre Mosvatnet loop and the nearby Vålandsskogen and park paths are big draws for dog owners; note the national leash rule from 1 April to 20 August and that Mosvatnet became a nature reserve in 2025, which adds rules by the water.

Green space, leisure and eating out

Eiganes's green is Mosvatnet and the museums. The Mosvatnet lake has a three-kilometre loop that is the city's busiest recreation area, rich in birdlife and a nature reserve since 2025, and the district is dense with culture: Breidablikk and Ledaal, the Stavanger Museum with the Children's Museum, and the art museum on the lake. There is the historic Stavanger stadion and the year-round Gamlingen pool. Eating out is thin within Eiganes itself, the lake cafés aside, with the full scene a short walk into the centre.

Eiganes is Stavanger's prestige villa district, at the top of the local market. No Eiganes-specific sale price is published, so we show the Stavanger area average of about 55 334 NOK / m² (about €5,000 / m²) ≈ $540 / sq ft (Krogsveen, which folds in Sandnes), and this district sits well above it. Rent is set by the market rather than any first-hand system, so no local figure exists; the wider Stavanger two-room market runs around 11 400 NOK / mo (about €1,000 / mo) (SSB, 2025).

The honest downsides

Expensive and hard to enter. This is the prestige villa district, large detached homes dominate, entry-level and flat stock is limited, and prices sit at the top of the local market.

Quiet to the point of sleepy. It is almost purely residential, with essentially no nightlife and few cafés, restaurants or shops on the doorstep, so you go into the city centre for eating out, culture and shopping.

Crime and safety

Eiganes is a well-off, low-density residential district widely regarded as calm and safe, and Norway does not publish neighborhood-level crime figures, so there is no local number; in villa areas like this, occasional residential burglary is the typical concern rather than street crime. Visible rough sleeping or begging is rare here, and what little exists in Stavanger is concentrated in the central harbour and shopping streets.
