Long Story ShortReadHide
- What it is: an urban patchwork on the north bank of the Neris, opposite Naujamiestis, holding both the Vilnius CBD skyscrapers and a surviving quarter of protected wooden houses.
- Who it suits: young professionals and finance or tech workers who want new-build living, strong retail and a short walk to the Old Town.
- What it costs: about 4 436 EUR / m² ≈ $480 / sq ft to buy at the district median, with new-build higher.
- What people complain about: a working business district with heavy traffic and ongoing high-rise construction, and a CBD core that empties in the evenings.

First impressions
Šnipiškės is two worlds side by side. The glass towers of the CBD, Europa Tower (the tallest office building in the Baltic states), the municipality building and bank headquarters, front the 1.2-kilometre Konstitucijos prospektas. A few streets back, the low wooden lanes nicknamed Šanchajus, or Shanghai, registered as cultural heritage in 1993, survive in village scale.
It is one of the most central districts, immediately across the river from the historic core, linked on foot by the Green Bridge and the White Bridge.
The honest caveat is that it is corporate on the boulevard and village-scaled behind it, and the two are still being reconciled through heavy, ongoing construction.
Who lives here, and what the streets look like
The population is young, professional and mobile: finance and tech workers at the regional headquarters of Nasdaq Vilnius, Revolut, Swedbank, SEB, Luminor and Huawei, new-build renters and buyers, alongside the remaining older residents of the wooden Shanghai lanes. The wider district had 17,270 people over 3.1 square kilometres in 2021; the CBD core itself about 2,500.
The streetscape is a sharp contrast. Wide arterials and glass towers line Konstitucijos, and a few streets back the old wooden houses stand on quiet lanes, ageing and awaiting redevelopment. Central, busy and fast-changing.
Getting around
Konstitucijos prospektas is a main transport artery: trolleybus route 19 (Pašilaičiai to Konstitucijos pr. to Antakalnis to Saulėtekis) runs straight through it, backed by numerous city bus lines, and the Green Bridge and White Bridge link it on foot to the Old Town and Naujamiestis within minutes. Vilnius has no tram or metro, but the immediate proximity to the centre keeps trips short.

Daily life
Retail is the district's strength: two shopping centres, VCUP and the Europa shopping and business centre on Konstitucijos, plus supermarkets (Maxima, Rimi, IKI) along and around the avenue and the large Kalvarijų turgus on Kalvarijų gatvė 61 for meat, fish and produce. It is the strongest everyday shopping of the central districts. For food delivery, Wolt and Bolt Food both cover it densely.
Local Places Worth Knowing
Independent and close by, chosen on merit. Nobody pays to appear here.
An independent cafe on Konstitucijos prospektas 26A, a relaxed stop among the CBD towers.
An independent cafe on Konstitucijos prospektas 21C, weekday mornings and afternoons, popular with office workers.
An independent Belgian pub-restaurant near Rinktinės, mussels and beer a short walk from the towers.

Schools and families
Šnipiškės is more a professional than a family district, and families draw on the central schools a short walk or ride away. Lithuania does publish a per-school ranking from centralised state-exam results (the Reitingai magazine tables built on National Examination Centre brandos egzaminai data), but we would rather flag that gap than guess a number. It is the sort of thing we would rather be honest about, which is part of why we build these Vilnius guides the way we do. Check the specific schools and their admission before you sign a lease or purchase.
Kids Restricted. Central and well served by shops, but a working business district with heavy traffic, ongoing construction and limited green suits professionals better than young families.
Pet Restricted. The dense CBD, busy roads and modest green space make it less suited to pets than the leafy districts, though the Neris embankment and Europos square give some walking room.
Green space, leisure and eating out
Green space is thinner than in Antakalnis but improving: the reclaimed Europos aikštė and the Neris embankment, the White Bridge sports area with nine beach-volleyball courts, and easy river-crossing access to the Old Town parks. Eating out mixes CBD cafes with independents, from Konstitucijos coffee stops to the Belgian Brussels Mussels near Rinktinės.
What it costs
Šnipiškės spans a wide range. The district median is about 4 436 EUR / m² ≈ $480 / sq ft to buy (kurgandrai.lt, 2026), with older-construction apartments around €2,000 to €3,100 and new-build around €3,800 to €5,800 per square metre. No official district rent is published and new CBD stock rents at a premium, so we show the Vilnius city-centre one-bed average of roughly 766 EUR / mo as a guide.

The honest downsides
A working business district. Heavy traffic, ongoing high-rise construction and a CBD core that empties in the evenings come with the towers.
Old versus new, unresolved. The wooden Shanghai quarter has ageing infrastructure and unresolved redevelopment pressure, a sharp contrast within a few streets.
Crime and safety
Šnipiškės is a central business district, lively by day and quieter at night as the CBD core empties. Lithuania records crime nationally and by county, with no per-district rate published. The one clean national figure is an intentional homicide rate of about 2.7 per 100,000 (UNODC, 2024), a low rate for Europe. Ordinary big-city caution around a busy commercial area is the sensible line.
Is this you?
If you want new-build living, strong retail and a short walk to the Old Town, and can take the traffic and construction, Šnipiškės is Vilnius's business heart. If you want the same central position with more green and calm, neighbouring Žvėrynas across the river trades the retail and towers for a leafy villa quarter.

How we put this together. Gathered on the ground by our local field team and written up by the Apraiz research team. Every figure above carries its own source and date. The scores are not computed by the build; walking and transport will use open map and transit data first, then Apraiz's own model. We update prices quarterly, transport and amenities twice a year, and school data when the source publishes.
