Lazdynai

Part of Vilnius. locally just “Lazdynai”

Long Story ShortReadHide
  • What it is: a forested Soviet-modernist residential estate on the right bank of the Neris, about 6 km west of the Old Town, whose 1960s to 1970s design won its architects the USSR Lenin Prize.
  • Who it suits: families, value-seekers and nature-lovers who want green, quiet and space over a central address.
  • What it costs: about 2 967 EUR / m² ≈ $320 / sq ft to buy at or below the city average.
  • What people complain about: ageing 1960s to 1980s panel housing and a car-oriented layout that puts the centre a transit ride away.

First impressions

Lazdynai is free-standing apartment slabs and towers set among mature pine and birch on rolling terrain rather than in rigid rows, modelled on Finnish estate planning rather than a standard Soviet grid. Heights step from lower blocks up to sixteen-storey towers finished in 1985, greenery is close on every side, and the ground falls toward the Neris valley. It reads as a quiet, tree-shaded panel-block suburb.

It sits about 6 km west of the Old Town, linked east across the Neris by the 1969 Lazdynai bridge.

The honest caveat is that the core housing stock is prefabricated concrete from the estate's Soviet decades, with the renovation and energy-efficiency needs that come with it.

Who lives here, and what the streets look like

About 30,945 people live here (2021 census), down slightly from 31,097 in 2011, across 9.9 square kilometres at roughly 3,100 per square kilometre. It is a long-established mix of families and older original residents typical of a mature panel estate, served by six schools including Vilniaus Ąžuolyno progimnazija and Vilniaus Minties gimnazija.

The streetscape is greenery first. Blocks stand among pine and birch woodland, footpaths thread between the clusters, and the Neris valley edges the district. It is quiet, leafy and low-key, with each cluster walkable inside and green buffers in between.

Getting around

Lazdynai is served by trolleybus lines 13, 14, 16 and 18 plus bus lines including 2G, 7, 20, 21, 22, 29, 49, 54, 55, 59, 68, 69 and 116, giving frequent direct links to the centre. The 1969 Lazdynai bridge carries the estate east across the Neris toward the centre, about 6 km from the Old Town. It is walkable within each cluster and car-oriented between them.

Daily life

Everyday shopping is anchored by full-size Maxima stores (a Maxima XX and a Maxima X both in-district) plus smaller grocers and kiosks, with Rimi, IKI and Lidl operating widely nearby. That covers daily needs on foot, though there is no major mall in the district. For food delivery, Wolt and Bolt Food both cover the estate.

Schools and families

Lazdynai is a settled family estate, served by six schools including Vilniaus Ąžuolyno progimnazija and Vilniaus Minties gimnazija. Lithuania does publish a per-school ranking from centralised state-exam results (the Reitingai magazine tables built on National Examination Centre brandos egzaminai data), but we would rather flag that gap than guess a number. It is the sort of thing we would rather be honest about, which is part of why we build these Vilnius guides the way we do. Check the specific schools and their admission before you sign a lease or purchase.

Kids Friendly. A quiet, green, family-oriented estate with forest on every side, six schools including Vilniaus Ąžuolyno progimnazija and Vilniaus Minties gimnazija, and a local swimming pool.

Pet Friendly. Defining forest, riverside woodland (Bukčiai forest, the Neris valley) and generous green buffers between blocks make it well suited to dog walking, with Vingis Park close downriver.

Green space, leisure and eating out

Green space is the estate's defining asset: blocks embedded in pine and birch woodland, the Neris valley on the eastern edge, and the wooded Bukčiai forest inside the district. Vingis Park, Vilnius's largest at 162 hectares, lies just downriver, and the Lazdynai swimming pool serves local leisure. Eating out is neighborhood-scaled, with independents like the Georgian Chinkali namai and Vietnamese Ha Noi rather than a dining hub.

What it costs

Lazdynai is one of the more affordable Vilnius districts. No district figure is published (per-district portals blocked), so we show the Vilnius outside-centre average of about 2 967 EUR / m² ≈ $320 / sq ft to buy (Numbeo, 2026) against a city-wide index of around €3,019 per square metre; as an outside-centre panel estate it typically prices at or below the city average. No district rent is published either, so we show the Vilnius outside-centre one-bed average of roughly 554 EUR / mo as a benchmark.

The honest downsides

Ageing panel housing. The core stock is 1960s to 1980s prefabricated concrete, with the energy-efficiency and renovation needs typical of Soviet-era panels.

Distance and a car-oriented layout. About 6 km west of the Old Town with clusters separated by green buffers, so cross-district and centre trips lean on transit or a car.

Crime and safety

Lazdynai is a quiet, green, family-oriented estate that reads as a settled, everyday residential district. Lithuania records crime nationally and by county, with no per-district rate published. The one clean national figure is an intentional homicide rate of about 2.7 per 100,000 (UNODC, 2024), a low rate for Europe. The low density and residential character make it feel calm day to day.

Is this you?

If you want green, quiet and space at a below-average price, and do not mind a transit ride to the centre, Lazdynai is one of the best-value family districts in Vilnius. If you want the same greenery closer to the centre and can pay for it, Antakalnis trades the value for a prestige riverside address.

How we source this

How we put this together. Gathered on the ground by our local field team and written up by the Apraiz research team. Every figure above carries its own source and date. The scores are not computed by the build; walking and transport will use open map and transit data first, then Apraiz's own model. We update prices quarterly, transport and amenities twice a year, and school data when the source publishes.
