Viimsi alevik

Part of Viimsi. locally just “Viimsi mõis”

Long Story ShortReadHide
  • What it is: the historic core of Viimsi, built around Viimsi Manor and the Estonian War Museum, a quiet, green heritage quarter rather than a shopping street.
  • Who it suits: culture-minded families and well-off commuters who want manor-park calm and space, and are happy to lean on neighbouring Haabneeme for the weekly shop.
  • What it costs: the same dear Viimsi market, about 3 461 EUR / m² ≈ $370 / sq ft at the Harju county average, with detached houses near the manor trading higher.
  • What people complain about: it has no commercial centre of its own, so every errand is a short drive or walk to Haabneeme, on the same congested peninsula roads.

First impressions

Viimsi alevik is the old heart of the parish, the small borough that carries the Viimsi name, and it is defined by Viimsi Manor and the mature park at its centre. The oldest parts of the manor date to the 1830s, and the grounds are ringed by low-rise and detached housing, a mix of 19th-century manor architecture and newer parish-era homes. It reads as a green, low-density village with a landmark at its middle rather than a high street.

The manor today holds the Estonian War Museum, the General Laidoner Museum, and its courtyard displays tanks, cannons and a real armoured train from the War of Independence. Quieter and older-feeling than the Haabneeme commercial centre alongside it, this is Viimsi's heritage-and-culture corner.

Who lives here, and what the streets look like

The profile is the same affluent-commuter and family mix as the rest of Viimsi, in more house-and-garden stock near the manor and the museums. Culture and green surroundings are the draw, and buyers here tend to be the ones who came for the heritage setting rather than the convenience.

The streets are low-density and green. Manor grounds and a mature park sit at the centre, with detached homes spread around them under trees. There is no retail strip and no apartment core to speak of, which keeps it calm but means daily life leans on the borough next door.

Getting around

Like the whole peninsula, this is bus territory, and Viimsi alevik leans on the stops in immediately adjacent Haabneeme, where bus no. 1 and 1A run into central Tallinn in about 30 minutes on average. There is no rail or tram. That makes it a car-first place in practice: convenient once you are moving, but hostage to the same single-corridor commute that squeezes every Viimsi resident heading into the city in the morning.

Daily life

Viimsi alevik has no standalone retail core, so everyday shopping means the Haabneeme centres a short distance away, Viimsi Keskus with its Selver hypermarket and the Viimsi Kaubanduskeskus. That is the honest trade for the manor-park quiet: you drive or walk to the next borough for groceries. For food delivery, Wolt and Bolt Food reach the area, but Viimsi sits at the edge of the Tallinn delivery zone, so the choice of restaurants is thinner and waits are longer than in the city.

Local Places Worth Knowing

Independent and close by, chosen on merit. Nobody pays to appear here.

Schools and families

Families here use the parish's schools in neighbouring Haabneeme, a short hop away. Estonia publishes no per-school quality ranking. It is the sort of gap we would rather flag than fill, which is part of why we build these Viimsi guides the way we do. Check the specific schools and their admission before you sign a lease or purchase.

Kids Friendly. A museum-dense, green heritage quarter, with the parish's schools and services a short hop away in neighbouring Haabneeme.

Pet Friendly. The manor park, forest and coast are within easy reach and the village lanes carry little traffic, so it is easy dog country.

Green space, leisure and eating out

This is the most museum-dense corner of the parish. The Viimsi Manor park anchors it, the War Museum's outdoor hardware fills the courtyard and hangar, and the nearby Viimsi Open Air Museum in Pringi, with its 1820s coastal farmstead, and the Museum of Coastal Folk round out an unusually rich cultural cluster for a village this size. Eating out is thin on the ground within the village itself, so the Viimsi SPA restaurant and the cafés over in Haabneeme do most of the work.

What it costs

Viimsi alevik trades in the same expensive parish market as Haabneeme. With no published per-district registry median, we show the Harju county apartment average of about 3 461 EUR / m² ≈ $370 / sq ft (kv.ee, July 2025) as the closest defensible figure, and note that Viimsi listing levels run higher, roughly €3,050 to €3,632/m², with the detached houses near the manor above even that. Rent has no official per-area index in Estonia; aggregator listings across the parish span a wide €500 to €2,900/mo, so treat any single rent figure as indicative. The Land Board transaction database holds the registry median to pull before you commit.

The honest downsides

No commercial centre of its own. Every grocery or pharmacy run means a short drive or walk to Haabneeme. The manor quarter is lovely to live in and thin on shops.

Car-dependence and peninsula congestion. It shares the same single-corridor commute squeeze as the rest of Viimsi, bus-only, with the morning traffic funnelling onto a few roads toward Tallinn.

Crime and safety

This is a quiet, affluent heritage village, and it reads as low-crime in line with Viimsi's wider profile. Estonia publishes crime only nationally and by county, so there is no standalone Viimsi alevik rate. The national rate in 2024 was about 206 reported crimes per 10,000 residents, and Harju county, which contains Viimsi and Tallinn, sat below the three worst counties. Read the number as national context, not a village measurement.

Is this you?

If you want manor-park calm, a museum on your doorstep and a house with a garden, and you do not mind driving next door for groceries, Viimsi alevik is the parish's heritage heart. If you would rather have the shops, schools and spa within walking distance, neighbouring Haabneeme puts the same coast within reach with far more on the doorstep.

How we source this

How we put this together. Gathered on the ground by our local field team and written up by the Apraiz research team. Every figure above carries its own source and date. The scores are not computed by the build; walking and transport will use open map and transit data first, then Apraiz's own model. We update prices quarterly, transport and amenities twice a year, and school data when the source publishes.
