Randvere

Part of Viimsi. locally just “Randvere”

Long Story ShortReadHide
  • What it is: a seaside villa village on the eastern shore of the Viimsi peninsula, on the edge of Muuga Bay, detached houses and newer villas spread along the coast with no high street.
  • Who it suits: affluent families and commuters who want a garden, space and the shore, and are ready to run two cars for it.
  • What it costs: the same dear Viimsi market, about 3 461 EUR / m² ≈ $370 / sq ft at the Harju county average, with detached villas priced per object and typically higher.
  • What people complain about: it is strongly car-dependent, with sparse buses, no walkable services and patchy food delivery this far out.

First impressions

Randvere is Viimsi at its most low-density and residential. It sits on the eastern shore of the peninsula, on the edge of Muuga Bay, about 11 km north-east of central Tallinn, and it is almost entirely detached houses and newer villa developments spread among trees, with the coast as the organising feature. There is no apartment core and no high street. First mentioned in 1397 and historically settled by Coastal Swedes under Maardu Manor, it is a quiet, green, sea-facing fringe rather than a centre.

The one civic landmark is the Randvere Lutheran Church, built in the early 1850s, standing among the villas as the village's historic focal point. Everything else here is about the shore and the trees.

Who lives here, and what the streets look like

The people here are affluent families and Tallinn commuters who want space, a garden and the sea, the classic Viimsi villa buyer. The parish as a whole is Estonia's wealthiest municipality, and Randvere is where that shows up as detached houses on generous plots rather than apartments.

The streetscape is villa sprawl among trees, organised around the coastline. Lanes are quiet and low-traffic, houses sit back behind gardens, and the shore is the shared amenity. It is pleasant to walk for its own sake and useless for errands, because there is nothing to walk to.

Getting around

Randvere is the most car-dependent of the three areas. It sits further out on the peninsula, bus frequency is thinner, and it shares the same single-corridor route toward Tallinn, so the bus ride into the city is the longest of the set. There is no rail or tram. Realistically this is a two-car-household area: you drive to the shops, drive to school, and drive to the bus if you use it at all.

Daily life

Randvere has no grocery core of its own, so daily life means driving to the Haabneeme centres, Viimsi Keskus with its Selver hypermarket first among them. For food delivery, Wolt and Bolt Food both run the Tallinn zone, but Randvere sits at the outer edge of it, so coverage is patchier here and delivery times are longer than in Haabneeme, and the far villages up the shore can fall in and out of range. It is worth being honest about that before you count on a takeaway arriving quickly.

Local Places Worth Knowing

Independent and close by, chosen on merit. Nobody pays to appear here.

Schools and families

There are no schools in Randvere itself, so families drive to the parish's schools in Haabneeme. Estonia publishes no per-school quality ranking. It is the sort of gap we would rather flag than fill, which is part of why we build these Viimsi guides the way we do. Check the specific schools and their admission before you sign a lease or purchase.

Kids Friendly. Space, gardens and the shore make it easy for young families, though the schools and organised activities are a drive away in Haabneeme.

Pet Friendly. Arguably the best of the three for a dog: private gardens, direct coastline and forest paths, and very little through-traffic.

Green space, leisure and eating out

Green space and the coast are Randvere's whole point. It has direct Muuga Bay shoreline, beaches and forest on the doorstep, and Leppneeme harbour, with its year-round ferry to Prangli island, is a short drive up the same shore. Eating out is essentially elsewhere: the village has no restaurant cluster of its own, so a meal out means the Black Rose Pub at the Viimsi SPA or the cafés in Haabneeme, both a drive away.

What it costs

Randvere trades in the same expensive parish market, mostly as detached houses and villas rather than flats. With no published per-district registry median, we show the Harju county apartment average of about 3 461 EUR / m² ≈ $370 / sq ft (kv.ee, July 2025) as the closest defensible per-square-metre figure, and note that Viimsi listing levels for flats run higher, roughly €3,050 to €3,632/m², while Randvere's villas are priced per object and typically dearer again. Rent stock here is thin and mostly whole houses; aggregator listings across the parish span a wide €500 to €2,900/mo, so treat any single rent figure as indicative. The Land Board transaction database holds the registry median to pull before you commit.

The honest downsides

Strong car-dependence. Buses are sparse, there are no walkable services, and everything is a drive. This is a two-car area in practice, not a place to live without a car.

Everyday amenities are elsewhere. There is no shops-and-cafés cluster of its own, so you rely on Haabneeme or Tallinn, and even food delivery is patchy this far out on the peninsula.

Crime and safety

Randvere is a quiet, low-density seaside village, and it reads as low-crime in line with Viimsi's wider profile. Estonia publishes crime only nationally and by county, so there is no standalone Randvere rate. The national rate in 2024 was about 206 reported crimes per 10,000 residents, and Harju county, which contains Viimsi and Tallinn, sat below the three worst counties. Read the number as national context, not a village measurement.

Is this you?

If you want a house with a garden, direct coastline and real quiet, and running two cars does not bother you, Randvere is the top quality-of-life pick in Viimsi for that kind of life. If you would rather have the shops, schools and buses within walking distance, Haabneeme keeps the same coast within reach with far more on the doorstep.

How we source this

How we put this together. Gathered on the ground by our local field team and written up by the Apraiz research team. Every figure above carries its own source and date. The scores are not computed by the build; walking and transport will use open map and transit data first, then Apraiz's own model. We update prices quarterly, transport and amenities twice a year, and school data when the source publishes.
