Long Story ShortReadHide
- What it is: Kaunas's biggest Soviet-era mass-housing district, 1980s microdistrict blocks with wide green verges and forest edges, and the city's most affordable family flats.
- Who it suits: families and first-time buyers who want roomy layouts and the cheapest big-city prices, and are happy with a practical, transit-and-car estate.
- What it costs: among the cheapest in the city, about 2 000 EUR / m² ≈ $210 / sq ft to buy on the outside-centre anchor.
- What people complain about: monotonous panel-block architecture, long internal distances, and a peripheral, strictly practical feel a bus ride from the centre.

First impressions
North-west of the centre across the Neris, Šilainiai is mostly Soviet-built microdistricts completed in the 1980s: rows of mid- and high-rise panel blocks set in generous open space, wide roads and greenery between them, and local shops at the base of the towers. It is planned, spacious and repetitive rather than picturesque, but it is greener and airier than the phrase Soviet estate suggests, and it is one of the largest elderships in Kaunas.
The scale is the headline. The eldership covers 25.3 km² and housed over 55,000 residents in 2021, about 2,180 people per km², spread across Milikoniai, Sargėnai, Šilainiai, Vytėnai and Romainiai. This is less a neighborhood than a small city of its own on the edge of Kaunas.
The honest caveat is written into the architecture: it is roomy and green but uniform, and it is peripheral, so the centre is a commute rather than a walk.
Who lives here, and what the streets look like
Šilainiai holds a large, mixed working- and middle-class population, many of them families, drawn by the cheapest big-city flats and roomy layouts. It is the sort of place people buy a first home or raise children on a budget, and long-term residents sit alongside newer arrivals.
The streetscape is panel blocks in open green, courtyards and wide roads, local shops at the tower bases and forest on the edge. It is practical and spacious rather than pretty, and the greenery between the blocks does a lot to soften the concrete.
Getting around
Šilainiai is well served by frequent trolleybus and bus lines into the centre, so the commute is straightforward, and the estate was designed around public transport and cars, with wide roads and easy parking. The trade-off is internal: distances between the blocks and amenities are larger and less walk-everything than the old core, so a car or a bike earns its keep for the bigger trips even though daily shopping is close.

Daily life
In-estate supermarkets, discount shops and a local market cover daily needs cheaply and conveniently, and a big retail park is a short drive or bus ride away, so the practical everyday shop is one of the district's real strengths. For food delivery, Wolt and Bolt Food deliver across the populated blocks, with Wolt confirmed live in Kaunas including its Wolt Market grocery and Bolt Food operating in the city (verify its live restaurant coverage at publish). Independent cafés are thinner here than downtown, so the picks below are ones to confirm.
Local Places Worth Knowing
Independent and close by, chosen on merit. Nobody pays to appear here.
A WWII fortress within the eldership that is now a major Holocaust memorial and museum, the district's landmark and a place of remembrance.
The estate's everyday local market for cheap produce and household goods; confirm the current name and that it is still trading at publish.
A Kaunas artisan bakery-café for pastries, rye and coffee, an independent alternative to the estate's chains; confirm the nearest Šilainiai-area branch at publish.
An independent bakery-café known in Kaunas for its bread and cakes; independents are thin on the estate, so confirm the nearest branch at publish.

Schools and families
Šilainiai is a family district with in-estate schools, and Lithuania runs centralised school-leaving exams, the brandos egzaminai, that the press ranks by school each year. That ranking is not a like-for-like 0-100 quality index and it is not drawn to neighborhood lines. It is a gap we would rather flag than fill, which is part of why we build these Kaunas guides the way we do. Check the specific schools and their admission before you sign a lease or purchase.
Kids Friendly. Roomy family flats, generous open space between the blocks, in-estate schools and the forest edge make it a practical, budget-friendly choice for families.
Pet Friendly. Wide courtyards, green verges and the Romainiai forest edge give easy, roomy dog walks right by the blocks; the trade-off is a car-scaled, less characterful walking environment. Confirm any local rules at publish.
Green space, leisure and eating out
Green space is one of the estate's surprises: wide verges and courtyards, the Romainiai forest on the edge, and the Lampėdžiai lake city beach nearby to the south-west for summer swimming. Within the wider eldership stands the Kaunas Ninth Fort, a WWII fortification that is now a Holocaust memorial and museum, the district's most significant place. Eating out is limited and practical, in-estate cafés and chains rather than a restaurant scene, so the destination dining is a trip into the centre.
What it costs
Šilainiai is among the cheapest districts in Kaunas. Buying runs about 2 000 EUR / m² ≈ $210 / sq ft at or below the Numbeo outside-centre anchor for June 2026, which is market-listing perception rather than an official index, with renovated blocks a little higher. Lithuania publishes no per-district rent, so we show the outside-centre 1-bed of about 400 EUR / mo as a guide. Pull firmer numbers from Aruodas or Ober-Haus at publish.
Weather and climate
Seasonal averages for Kaunas, one representative month per season. LHMT (Lithuanian Hydrometeorological Service) 1991-2020 normals (Kaunas station) via Wikipedia climate box; the box gives annual sunshine (~1,898 hours) and annual precipitation days (~113) only, so per-season sun-hours and rain-days are not separately published.
The honest downsides
Monotonous and car-scaled. The panel-block architecture is repetitive and the internal distances are long, so it can feel uniform and built for cars rather than the human-scale wandering of the old core.
Peripheral. It is a bus ride from the Old Town and the centre, with a strictly practical rather than scenic character and few destination attractions inside the estate itself.
Crime and safety
As a large residential estate, Šilainiai reads as ordinary and lived-in, busy with families and commuters rather than carrying any particular reputation for danger. Lithuania records crime only at the national and county level, with no per-neighborhood breakdown, so there is no standalone Šilainiai figure. Nationally, intentional homicides run at about 2.7 per 100,000 (UNODC, 2024), high for the EU but falling steadily, and that is a country figure, not a Kaunas one. Pull the Kaunas-county registered-offence rate from Statistics Lithuania or the IRD at publish.
Is this you?
If you want the most space and the lowest prices in Kaunas, roomy family flats in green surroundings with an easy bus into town, and the panel-block look and the commute do not put you off, Šilainiai is the practical family buy. If you want character and a walkable core instead, riverside Šančiai or the historic centre will suit you better, for more money and less space.

How we put this together. Gathered on the ground by our local field team and written up by the Apraiz research team. Every figure above carries its own source and date. The scores are not computed by the build; walking and transport will use open map and transit data first, then Apraiz's own model. We update prices quarterly, transport and amenities twice a year, and school data when the source publishes.
