First impressions
Höyhtyä is quiet, practical inner Oulu. Just south of the centre, it was laid out from a 1956 master plan and filled with economical row and semi-detached "Selvaag-style" houses, many by the architect Uki Heikkinen, then 1960s apartment blocks. The result is a leafy, low-rise mix of owner-occupied homes and modest flats, the kind of settled district where a lot of first homes get bought.
Its heart is the Höyhtyän ostoskeskus, which opened in 1964 as Oulu's very first shopping centre and still anchors daily life. This reads as a family-and-pensioner district with a thread of students, unpretentious and calm. Like the rest of Oulu it cycles all year, and the flat streets make that the easy way to get about.
Who lives here, and what the streets look like
Höyhtyä draws families, pensioners who have been here for decades, students after a cheap flat, and first-time buyers priced out of the pricier districts. It is a mixed, down-to-earth community rather than a fashionable one.
The streetscape is low and green: rows of modest post-war houses with gardens, some 1960s blocks, and mature trees along quiet residential streets. It is comfortable and lived-in rather than pretty, with the 1960s shopping parade at its centre giving it a frankly period feel.
Getting around
Höyhtyä is close in and easy. Just south of the centre, it is a short bus ride or an easy cycle into town on Oulu's year-round cycleways, and the travel centre with its trains is only a little further. Oulu Airport is a drive out to the south-west. Highway 4 runs along the eastern edge, which is handy if you drive but is also the source of the district's main downside, traffic noise on that side.

Daily life
Everyday shopping is done at the ostoskeskus, the 1960s parade with a Sale grocery and local services that has anchored the district since 1964. It covers daily needs comfortably, in a functional, no-frills way, and the centre is a short ride away for anything more. For food delivery, Wolt and Foodora both cover Oulu.

Schools and families
Höyhtyä's local comprehensive is Lintulammen koulu (the older Karjasillan koulu here was demolished in 2020), and Finland gives families broadly free school choice rather than tying you to one catchment. Finland publishes no per-school ranking, a deliberate national policy. It is the sort of gap we would rather flag than fill, which is part of why we build these Oulu guides the way we do. Check the specific schools and their admission before you sign a lease or purchase.
Kids Friendly. A settled family district with a neighborhood school, the ostoskeskus for daily needs and nearby green and pond space; the main caveat is the Highway 4 edge on the east side.
Pet Friendly. Low-rise streets with detached-house gardens and the Lintulampi pond and wetland green to the south; no dedicated fenced dog park is confirmed in the district.
Green space, leisure and eating out
Green here is close and everyday. The low-rise streets have their own gardens, and the Lintulampi pond and wetland on the southern edge give the district a genuine nature spot for a walk or a run. Eating out is honestly sparse, an independent pizza place like Arbello, a Turkish spot, a chain pizzeria, rather than a café scene, so a real night out means heading into the centre. The trade-off for that quiet is the cheapest rents and prices in this set.
What it costs
Höyhtyä is the most affordable of the seven districts, roughly a third below the Oulu average, which itself is gentle for a Finnish city. Buying runs about 1 616 EUR / m² ≈ $170 / sq ft (Statistics Finland via asuntojenhinnat.fi, old dwellings, first quarter of 2026). The Highway 4 edge is noisy. The eastern side runs hard against Valtatie 4, so homes on that flank carry road noise that the quieter western streets do not.
Crime and safety
Höyhtyä is a quiet, settled residential district in one of Finland's safest cities. Oulu records among the lowest crime of its five biggest cities, and what there is skews to theft rather than violence. Finland publishes crime only at the city and municipality level, so there is no standalone Höyhtyä figure.
