First impressions
Hyllie is Malmö's newest big idea made concrete. Built largely on former farmland from around 2010, it is organised around the Hyllie Citytunnel station, one stop from Copenhagen Airport, with the vast Emporia mall, the Malmö Arena and an exhibition centre clustered beside it and a still-growing wave of apartment blocks around Hyllie torg and the water tower.
It is modern, planned and convenient, a district you can arrive in by train from another country and never need a car. It also wears its newness openly: cranes still turn, some squares feel unfinished, and on a grey day the open spaces can feel windswept.
This is a built-from-scratch piece of city, defined by the station, the mall and the arena, and it is very much still becoming itself.
Who lives here, and what the streets look like
Hyllie draws families and young professionals, the households who want a new, low-maintenance flat with fast transport and shops on the doorstep. It is a mixed, growing population rather than a settled one, and much of the district has been built within the last fifteen years.
The streetscape is new and orderly: mid-rise apartment blocks in glass and render around a station plaza, the great curved bulk of Emporia, the arena, and the open lawns of Hyllie Vattenpark below the water tower. It is clean and functional, closer to a masterplan taking shape than an old neighborhood.
Getting around
Getting around is Hyllie's strongest card. The Hyllie station on the Citytunnel puts you one stop from Copenhagen Airport and a direct underground run from Malmö Central, so both the Swedish and Danish sides of the sound are quick and car-free, and the flat, new streets are easy to cycle. Daily life
Day to day, Hyllie runs on the station and the mall. Emporia and the grocers around it cover almost any shop, the arena and exhibition centre bring events and crowds, and the essentials are close, though the texture is a mall and a plaza rather than a lived-in high street of small shops. The rhythm is a train to work, a shop at Emporia and a walk in the water park. For food delivery, Foodora, Wolt and Uber Eats all serve the area.

Schools and families
Hyllie is a family district in the making, though its schools take a little sorting out. The in-district Hyllievångsskolan runs to grade 6, so the nearest municipal year-9 school is Kroksbäcksskolan, whose leaving grades average a meritvärde of about 197.8 out of 340 (Skolverket, 2024), below the national mean. Malmö has free school choice, so this is the nearest school rather than a fixed catchment, and it is worth checking admission and the alternatives before you sign a lease or purchase.
Kids Friendly. Flat and pram-friendly, most cafés welcome children, and the mall right here has excellent changing rooms and family toilets.
Pet Friendly. New green space like Hyllie Vattenpark, with its cherry trees and open lawns below the water tower, gives dogs room to roam, even though the residential core is dense modern blocks.
Green space, leisure and eating out
Green space in Hyllie is new and deliberately made: Hyllie Vattenpark, with its fountains, lawns and cherry trees below the water tower, is the district's front garden, and more parkland is planned as it grows. Leisure leans on the big draws, the arena, the exhibition centre and the mall's roof park, rather than on small local venues. Eating out is mostly inside Emporia and the arena hotel today, with a wider choice of independent tables a short train ride into the centre.
What it costs
Hyllie is a new-build market, so prices sit over a wide band. The broader Hyllie statistical area averages about 27,000 kr per m² (Svensk Mäklarstatistik, July 2026), but the newer blocks by the station have sold at roughly 30,000 to 41,000 kr per m² over the past year (Hemnet), and you are paying for new construction and the transport link. First-hand rents are set city-wide rather than per neighborhood, so no area-specific figure is published.

The honest downsides
It is still being built. Cranes, hoardings and half-finished squares are part of the deal for now, and some of the public space feels new and windswept.
It is mall-centred. Shopping and eating out lean on Emporia and the arena rather than a lived-in high street of independent shops.
Crime and safety
Hyllie reads as one of Malmö's calmer, newer districts, and the city's perceived-safety trend has been improving, with the 2025 survey the best on record. The everyday concern around the mall and arena is petty theft rather than serious violence. In a new-build district like this, visible rough sleeping and street begging are rare, seen mainly around the central squares and transport hubs rather than out here.
